2025 El Paso County Foreclosures
A year-end look at foreclosure filings across Colorado, with a focus on El Paso County and the Colorado Springs metro.
El Paso County led all tracked Colorado counties for foreclosure activity in 2025, with 1,007 filings recorded — ahead of Adams (755), Arapahoe (743), and Denver (679). Nearly all filings (about 97%) were against individual homeowners rather than businesses.
The median loan amount in foreclosure was $285,123, reflecting the county's entry- and mid-level housing segments. Colorado Springs accounted for the overwhelming majority of county filings (801), followed by Fountain (87) and Peyton (53).
Filing activity was steady through the year, peaking in the third quarter (297 filings) before easing to 202 in the fourth quarter. Conventional loans made up the largest share of foreclosures (671), with VA (154) and FHA (128) loans also represented — a notable footprint given the region's large military and veteran population.
